At Hurdle Land and Realty, here’s the bottom line: Yes, we offer loans, and no, we don’t run credit checks. Why? Because we finance undeveloped agricultural land—something you can’t move or hide like personal property. With no structures, just grass, trees, and dirt, we provide an affordable opportunity for you and your family to own land that might otherwise feel out of reach.

We do things differently than traditional lenders. We finance you based on trust and a handshake, valuing your word. This approach saves you money, avoids the hassle of bank mortgages, and works with just a small cash down payment. If issues arise, resolution practices are in place, but we start by trusting our customers.

When buying real estate, there are often additional costs like document prep, attorney fees, title services, deed stamps, surveys, application fees, and more. However, when you buy from us, we cover all these fees. You will NEVER be asked to pay any of these costs, either before or after the sale!


How it Works

You pay a total down payment of $295.
We currently have a set fixed interest rate of 9.9%. We are flexible with the term of the loan.
We will finance to you for as short as 12 months or extend it as long as 360 months–whatever fits your budget!
Our office will prepare all the necessary closing documents for you to sign, some of which include:

  • Promissory Note: The promise you make to pay for the property by making your monthly payments
  • Deed to Secure Debt: Allows us the right to take the property back should you not make the necessary monthly payments.
  • Warranty Deed: The document that actually transfers the property from us to you
  • Truth in Lending Disclosure: Reviews all the financial data about the transaction.

These documents must be signed in front of a notary. You can sign them at our office or visit your local bank or attorney and have them notarized and then mail them back to us. Once returned and after three monthly payments, we transfer ownership to you with a Warranty Deed and handle all recording costs. As the new owner, you’re responsible for property taxes. You can refinance or sell the property anytime, with no pre-payment penalty. If you sell, your buyer can assume the note if needed. It’s that simple!
